
Changes for BTR
& Coliving in the Central Sydney

The City of Sydney is exhibiting amendments to support build-to-rent (BtR) and co-living housing in Central Sydney.
The changes to the Sydney LEP 2012 centre on new floor space incentives for BtR and co-living DAs lodged within 5 years of the changes coming into effect. These incentives generally reflect the bonuses available for hotel developments, and include floor space incentives of either 3.5:1, 4.5:1 or 6:1 for BtR in the CBD, and 1.5:1 for BtR or co-living near Haymarket.
Other minor changes are proposed relating to BtR (i.e. parking maximums, ground level restrictions, etc.). Importantly, it is clarified that the 'Tower Cluster' uplift of 50% bonus FSR is not available for BtR.
The broader housekeeping amendments proposed by the City are yet to be exhibited.
